What suburbs do you service on the Central Coast?

We cover most of the Central Coast, including Terrigal, Erina, Gosford, The Entrance, Bateau Bay, Killarney Vale, Toukley, Budgewoi, Gorokan and the suburbs in between. If you're not sure whether you're in range, send through your address and we'll tell you straight away.

Do you charge for quotes?

No — quotes are free and there's no obligation. For most jobs we'll come out, have a look at the block, and give you an upfront price on the spot.

Is it Leeam doing the work, or subcontractors?

It's Leeam every time. Grounded Property Maintenance is owner-operated with no subcontractors, so the same person quotes the job, does the work, and cleans up afterwards.

How often should I get my lawn mowed on the Central Coast?

Through the warmer months, roughly October to April, most Central Coast lawns want a cut every one to two weeks — kikuyu and couch grow fast in the humidity. Over winter you can usually stretch to every three or four weeks. We'll recommend an interval based on your grass type and how much sun the yard gets.

Do you do one-off jobs, or only regular maintenance?

Both. Plenty of customers book a one-off clean-up before an open home or after a holiday, and plenty are on a weekly or fortnightly schedule — no lock-in contract either way.

What kind of mulch do you use, and how deep do you lay it?

It depends on the bed — forest litter, pine bark, hardwood chip, or straw for veggie patches. We lay it 75mm to 100mm deep, which holds moisture and blocks weed seeds without suffocating roots, and we keep it pulled back from stems and trunks so they don't rot. See our mulching service for more.

Do you do tree removal or large tree work?

No. We handle small trees and large shrub trimming up to about 3 metres, plus pruning, deadheading, and cutting back overgrown growth. Anything taller than that, or anything near powerlines, needs a qualified arborist — we'll point you straight to one rather than take it on.

Do you take the green waste away?

Yes. Clippings, prunings, and branches are loaded up and removed as part of the job, so you're not left with a pile by the driveway. We can also clear green waste that's already sitting on site as a standalone job.

Can you look after a rental property I don't live at?

Yes. We do regular yard maintenance and end-of-lease tidy-ups for landlords and agents, and can send through photos after each visit so you can check the condition without driving out.

Do you take on strata or commercial sites?

Yes — scheduled grounds maintenance for small commercial sites, strata complexes, and investment properties, on a set cycle, with invoicing arranged to suit agents or body corporates.
