5 Signs Your Strata or Rental Property Needs Regular Grounds Maintenance
For property managers and landlords, the grounds are often the first thing a tenant, buyer, or owner notices. Here's what to watch for.
Grounds maintenance is easy to overlook, until it isn't
Between rent rolls, maintenance requests, and everything else on a property manager's plate, the garden and lawn areas are often the first thing to slip. The trouble is, they're also the first thing anyone notices, whether it's a prospective tenant walking through, an owner visiting their investment, or a strata committee doing the rounds. Here are five signs it's time to bring in a regular grounds maintenance service.
- Overgrown common areas or communal lawns. On a strata property especially, shared spaces reflect on every unit owner. Once grass and garden beds start looking neglected, it tends to snowball, since nobody wants to be the one who steps in.
- Tenant complaints about the yard. If tenants are raising the state of the lawn or garden, it's usually already well overdue. Getting ahead of it with a set schedule avoids the awkward back-and-forth altogether.
- Declining street appeal. An overgrown or patchy yard is one of the fastest ways to knock down a property's kerb appeal, which matters for both attracting new tenants and for resale value down the track.
- Safety and trip hazards. Overgrown grass, low branches, or uneven garden beds can turn into liability issues, particularly around shared walkways, driveways, and building entries.
- No consistent schedule at all. If grounds maintenance is only happening reactively, whenever someone complains or an inspection is coming up, that's usually a sign the property would benefit from a standing arrangement instead.
Why a standing arrangement works better
A regular schedule means the property always presents well, rather than swinging between overgrown and freshly tidied right before an inspection. It also tends to work out more cost-effective than ad-hoc call-outs, since a well-maintained lawn and garden are far quicker to manage than one that's allowed to get away.
